DESIGN SERVICES FOR NEW CONSTRUCTION & REMODELING
PROCESS:
1. Programming / Pre-Design Stage
Purpose: Gather information, define the project’s goals, and understand the client's needs, preferences, and lifestyle.
Key Activities:
Initial client meetings and consultations.
Understanding the client’s vision, style, and budget.
Site measurements and analysis.
Establishing the project’s scope and constraints.
Developing a design brief with project requirements.
2. Conceptual Design
Purpose: Create the initial design vision and style direction for the space.
Key Activities:
Develop a design concept based on client feedback and programming insights.
Generate mood boards, color palettes, and material samples.
Create rough sketches, preliminary space plans, and concept imagery.
Explore different styles, themes, and layouts.
3. Schematic Design
Purpose: Translate the concept into preliminary layouts and spatial planning.
Key Activities:
Create scaled floor plans, furniture layouts, and spatial arrangements.
Develop preliminary elevations and 3D models.
Establish basic dimensions and spatial relationships.
Present initial furniture, fixture, and equipment (FF&E) selections.

4. Design Development
Purpose: Finalize design details, materials, and specifications.

Finalize floor plans, elevations, and detailed drawings.
Specify materials, finishes, cabinetry, and custom millwork.
Develop detailed lighting, electrical, and plumbing plans.
Refine furniture, fixtures, and equipment selections.

5. Construction Documentation
Purpose: Prepare comprehensive, detailed documents for implementation.

Produce detailed construction drawings (CDs), including plans, elevations, and sections.

Ensure all drawings meet local building codes and regulatory requirements.

6. Procurement / Purchasing
Purpose: Order and coordinate delivery of all furniture, fixtures, and materials.

Coordinate with vendors and suppliers for lead times and availability.

7. Construction Administration
